Grow Your Real Estate Business with Team Freda

Thinking about a Real Estate Career in Orlando?

We offer a unique opportunity here at Team Freda. How would you like to experience explosive growth in your real estate career with increased sales, more productivity, and still have a good balance between work and the rest of your life?

In the ten years we've been in business in Central Florida, we've noticed most agents are consistent at being inconsistent. We put together systems and processes that allow you to stay focused on the best use of your time, so you don't get distracted.

Many agents are trying to be everything: the marketing department, the closing specialist, the overall project manager, and they're still trying to prospect every day for new business. The average real estate transaction has over 200 moving parts. We realized that there had to be a better way, which is why we have an executive team to offset those non-dollar producing activities so you can focus on growing your career.

Our goal is to add value. We want to provide world-class service to our clients and give our team the tools to accomplish their goals.

One of our favorite quotes is from Arnold H. Glasow. He says, "Success is simple. Do what's right the right way at the right time."

If you want to improve, and now is the right time to you, please do not hesitate to reach out to us. You can also visit www.fredarealtyorlando.com for more information. We look forward to hearing from you!

Why Should You Hire an Agent When Buying a New Construction Home?

Many people don't know that buying new construction property is not the most transparent process. That's why we recommend working with an agent when you're buying property of any kind in the Orlando area.

New construction is back here in Central Florida - and in a big way! Within the Central Florida area alone, there are over 350 new construction communities going up as we head into 2016. Many people have asked us what is fueling this rapid growth, and we think there are a few explanations. For one, people love Florida; it's a great place to live and raise a family. Also, winters are harsh in many places throughout the country, and people are looking for a place to go to avoid the cold. In addition to the great wealth, our job industry is doing fantastic, as the tech and health fields are growing here in Florida!

With conditions as fantastic as they currently are, many buyers of new construction feel they can make a deal without an agent representing them. Here's the thing: the people sitting in the beautifully designed sales centers are there to represent the builder and don't necessarily have your interests in mind. In order to get the best results, you need to sit down with an agent and go over your needs and wants. That way, we can find the best communities, the best properties, and the best builders for you!

If you have questions about how to make the new construction process go as smoothly as possible, give us a call or shoot us a quick email. We would love to help you make the most of the real estate process!

How Absorption Rates Affect You

Today, we're going to talk about absorption rates and real estate. What is the absorption rate, and why is it important?

Absorption is simply the number of months inventory on the market right now, and how long it will take to sell those particular properties if no new homes come on the market.

Nowadays, sellers are inundated with a lot of real estate data from around the nation. In Central Florida, the median price is up 60% from 2011. However, it's important to dig a little deeper and look at the data surrounding your neighborhood in order to really know what's going on.

That's where the absorption rate comes in. We look at recent sales as well as properties that have failed to sell. We look at data over a two-year time period because the past helps us project what will happen in the future. We can see exactly which way your neighborhood is trending. Once we've examined everything, we will come up with a price for your listing.

If you have any questions, give us a call or send us an email. We look forward to hearing from you.

What's Happening with Orlando Real Estate?

A lot of people have been asking us, "Is this a buyer's or seller's market?" So today, we'll discuss the market trends of the greater Orlando area.

The honest answer is that right now, it's really both. Central Florida inventory is very low. We have a three and a half month inventory, and that's down 2% from last year. A balanced market usually has about 6 months of inventory, so right now, we are in a seller's market. The average days on market is 70 days, and if you're priced correctly from the start, you shouldn't have any problem selling your home right now.

On the flip side, buyers are always asking if it's a good time to buy. Interest rates are still ridiculously low at 4%, but they will be increasing soon, so right now is actually a great time to buy. In most cases, if you're renting, a mortgage payment will be less than what you're paying in rent right now.

All in all, it's a great time to buy and a great time to sell. If you have any questions about today's video, give us a call or send us an email. We'd be happy to help you!
